Valencia Pointe and Valencia Reserve Update

I have some brewing news for Friday regarding Valencia Pointe…but I attended a Broker’s Luncheon for Valencia Reserve yesterday so I thought I would update you on the goings-on and current inventory of spec homes.**

Valencia Pointe

Currently the inventory of homes is down to 19 total units.

There are:

  1. Victoria – 1 total, immediately available, highly upgraded, approx 1500 square feet 2br+den/2ba – $335,900**
  2. Isabelle – 4 total available, almost all will be available in December, approx 1730 square feet 2br+den/2ba – $354,900-357,900**
  3. Atlantic Grand – 5 available, 3 immediate including one furnished/turnkey, all available by December, approx 2150 square feet – 3br/2.5ba $388,900-393,900**, $445,900** furnished
  4. Indian – 3 total available, approx 2300 square feet 3br/2.5ba – $404,900-420,900**
  5. Gibraltar – 6 total available, most immediately available, almost 2400squre feet – 3br+den/2.5ba – $411,900-$423,900**

Valencia Reserve

Call or Email me today to discuss preconstruction.  It is always in your best interest to have a buyer’s agent represent you to a builder – and it never costs you more!  Between having someone “on the ground” during construction to having preferential treatment throughout the process to having someone available to you at all times for follow-up, I’m your guy!

GL Homes has started a spec program at Valencia Reserve.  While you can still select your lot and build with all your upgrades a la carte, you also have the choice of inventory homes (spec) now.  Throughout the development of the community, the builder will be spec’ing out several homes to give potential buyers a quicker delivery.  Currently pre-construction timelines are over 7 months!! (reserve now and wait until July!)

The inventory of spec homes is currently only 5 units.  All are available Jan-Mar.

There are:

  • 3 Signature series – 1 Isabelle, 1 Atlantic Grand, 1 Gibraltar – $357,900-$409,900**
  • 2 Vintage series – 1 Alexandra $427,900**, 1 Daniella (3 car garage) $501,900**

DefinitionSpec homes are homes that the builder has already built or is currently finishing.  These homes have been “spec’ed” out meaning the colors, cabinets, granites etc have been predetermined by the builder’s designers.

There is a budget set for the series of homes (Signature,Vintage) and the budget monies are applied differently to each home – so while some have level 3 cabinets and some have level 5, the difference in the price of level 3 and level 5 might allow the level 3 cabinet savings to be applied to upgrading the counter tops to granite in the guest and 1/2 baths.

A home with a lot of exterior upgrades – accordion hurricane shutters, extended patios, pools – will have more basic interiors while a home with a lot of interior upgrades – flooring, cabinets, counters, french doors – may be on a lesser lot or have standard panel hurricane shutters.
